THE IMPORTANCE OF PRICING YOUR HOME CORRECTLY  


Listing your property at the right price is the single most  important decision you will make in the selling process.  When you think about it, there are several other homes for sale competing with your home. I will help you price your home competitively to attract qualified buyers. The way I do this is by generating a Comparative Market Analysis (CMA) report, which will show you market trends and similar homes that have sold in  the area. 


A well priced home often generates competing offers and drives up the final sale value.  


MARKETING STRATEGY 


I will prepare a personalized marketing plan for your home. emphasizing the unique and sellable aspects of your home.


As soon as you list your home with me, I will enter it in the Multiple Listing Service (MLS) database where other agents can immediately access your property information. 


Your property will be included in any printed MLS books. I also direct online traffic to my website and all my social media platforms for a smooth click through from social media, regularly publish in magazines and newspapers in the area and send out direct mail pieces to potential buyers. 


In addition, I’ll use the Internet and my innovative website to make your listing highly visible. With more than 80% of buyers checking the web first when looking for a home, this is a part of your marketing strategy that you can’t afford to miss.  


Timing is also of essence. A property listed at a fair market value, with the right marketing plan will generate a lot of interests the first 7 days of the listing. The longer it sits in the market, the lesser interests the sellers will get from buyers or lowball offers. So the first week is crucial in a listing.
